Cost segregation in plain English
When you own an investment property, the IRS lets you deduct the cost of the building over time. By default, the whole building is written off slowly over 27.5 years (residential) or 39 years (commercial).
But a building isn't one thing. Many parts of it wear out much faster, and the tax code lets you deduct those over 5, 7 or 15 years. With 100% bonus depreciation, those deductions can often be claimed all in the first year.
A cost segregation study identifies and costs every one of those items, so you can claim them.
Same property. You just get the deductions now, when the cash is worth the most.
A $1M rental property
- Year-one depreciation without a study
- $29,091
- Year-one depreciation with a TDA study
- $221,818
- Extra tax saved in year one
- ≈ $71,000
Illustrative only. $1M residential rental bought after January 19, 2025 with an $800k building value, 25% reclassified to 5, 7 and 15-year property and claimed with 100% bonus depreciation, 37% tax bracket, mid-month convention ignored. Assumes the deduction can be used against your income, which your CPA will confirm. Results vary by property.

Frequently asked questions
What is a cost segregation study?
It splits your property into components and assigns each the correct IRS depreciation life. Items with 5, 7 or 15-year lives are depreciated much faster than the building, so you claim more deductions sooner.
Does 100% bonus depreciation apply?
100% bonus depreciation was permanently restored for qualifying property acquired after January 19, 2025. A study identifies which parts of your property qualify. Your CPA will confirm how it applies to you.
What is the Double Our Fee Guarantee?
If our study doesn't find at least double our fee in deductions in the first full financial year, there's no charge for our services.
How much does it cost?
Residential studies start at $650 and commercial at $1,250. The study lasts the life of the property and the fee is tax deductible.
I bought my property years ago. Is it too late?
Usually not. Missed depreciation can often be caught up in the current year without amending past returns. Your CPA will confirm the approach.
Is cost segregation legitimate?
Yes. It's an IRS-recognized method with its own IRS Cost Segregation Audit Techniques Guide, and our studies follow that guide. Your CPA uses our report to claim the deductions on your return.
Do I need to involve my CPA?
Yes, and we make it easy. We don't prepare tax returns. We give your CPA a report with everything they need to claim the deductions.
Is the quote really free?
Yes. There's no cost and no obligation.
